Gurgaon Adopts Zero-Tolerance Policy on Residential Zone Violations in Sushant Lok 2

A major crackdown is underway in Gurgaon’s Sushant Lok 2 as city planning authorities escalate their fight against illegal property modifications and commercial misuse. The Department of Town and Country Planning (DTCP) has drawn a line in the sand, issuing a final ultimatum to more than 60 homeowners who have flouted residential zoning laws.

The core of the issue stems from property owners who have either built unauthorized additions to their homes or have quietly converted them into commercial enterprises. According to the DTCP’s enforcement branch, the violations are widespread. At least 34 properties have been identified for illegal constructions, primarily involving unsanctioned rooms in stilt parking areas and encroachments into legally required open spaces.

Even more significantly, 26 properties designated strictly for living have been transformed into bustling commercial hubs. These include a variety of businesses such as spas, private offices, medical clinics, and retail boutiques, which introduces a level of commercial activity that fundamentally changes the character of a residential neighborhood.

This latest action is not a surprise move. It follows the expiration of show-cause notices sent out a month ago, which gave the property owners a ten-day window to rectify the violations. With that deadline having passed without compliance, the DTCP is now preparing for more decisive measures.

Homeowners who continue to ignore these final warnings are facing severe repercussions. Authorities have the power to seal the entire property, bring in bulldozers to demolish the illegally constructed portions, or revoke the building’s Occupation Certificate (OC), which effectively renders the property illegal to occupy.

District Town Planner Amit Madholia, who is spearheading the initiative, has stated that the goal is to systematically restore the residential integrity of the area. This enforcement drive in Sushant Lok 2 is a key part of a broader, city-wide campaign by the DTCP to tackle a growing culture of non-compliance with building codes. The department’s proactive “office-on-the-spot” strategy, where officials conduct live inspections and issue notices on-site, highlights their renewed commitment to upholding urban planning regulations.

For law-abiding residents, this crackdown brings hope for a return to the peaceful environment they invested in, free from the noise and traffic that unauthorized commercial activity often brings. For the violators, it is a clear signal that the era of lax enforcement is over.
